The UK property market has been experiencing a slowdown, with house prices continuing to fall for the seventh consecutive month, according to Nationwide Building Society. This decline in prices has marked the biggest annual drop since July 2009.

And when it comes to the front door, its color can have a significant impact on a property’s value.

According to a recent study conducted by window and door retailer Safestyle, properties with red front doors sell for the highest average value (£413,279), which is 36% more than the national house price average (£290,003). This makes red the most lucrative door color, followed by grey (£353,589), black (£322,072), blue (£295,667), and white (£291,507).

In addition to the front door, the color of a room can also have a significant impact on buyers’ mood and willingness to buy a property. According to a study by Samsung Electronics, 30% of UK adults said they would be more likely to buy a home if the kitchen and living rooms were painted in “light grey,” the most preferred color.

The study also found that the colour of a room affects the mood of 79% of people, with red rooms making them feel angry, blue rooms making them feel cold, yellow rooms making them feel happy, and green rooms making them feel calm.

Furthermore, 33% of the nation claimed they would possibly walk away from a beautiful home if it were painted in colours they disliked, while 13% said they would definitely walk away.

In summary, these studies found that homeowners looking to sell their property in a declining market can increase their chances of a quicker sale and potentially at a higher price by making minor tweaks like choosing the right colours for their front door and rooms.

Landlords in the dark over upcoming EPC rule change
From 2025, all newly rented properties will be required to have an EPC rating of C or above.

Currently properties only require an EPC rating of ‘E’ or above. Existing tenancies will have until 2028 to comply with the new rule changes.

Prime London rents surge, sales stagnate: Knight Frank
Rents jumped 27% in prime central London and 23% in prime outer London since the pandemic struck three years ago, says Knight Frank.

But over the same time, prime central London sales have fallen by 1%, according to the property agency’s latest Prime London Sales and Lettings report.

The agency says across rents: “Supply has dwindled while demand surged, which means tenants have struggled with surging rents and properties that were let out before being advertised.

“The frenetic conditions of the last 18 months have calmed down but not disappeared altogether.”
